Dartmouth-Hitchcock looks to expand offices in Concord

Dartmouth-Hitchcock Clinic is planning to expand its medical offices in Concord.

The clinic hopes to purchase a nearly 1-acre parcel of state land adjacent to its Pleasant Street location in Concord. Gov. Maggie Hassan and the Executive Council will vote today on a purchase-and-sales agreement, under which Dartmouth-Hitchcock would pay $900,000 for the property at 247-249 Pleasant St.

Dartmouth-Hitchcock has not yet determined how it would use the property, said David Doyle, director of facility planning and development. He said officials are working to find a use that would best serve their patients in Concord.

“There’s very limited opportunity to find adjacent land (in Concord) and when this came up, it really represents the only future available land for to support expansion at this site,” Doyle said.

Any work at the site will likely include the demolition of the buildings there, which Doyle said are in poor condition.

The two office buildings date to the 1890s, said Michael Connor, director of plant and property management for the state Department of Administrative Services. The land was once owned by Mary Baker Eddy, the founder of Christian Science, and the Christian Science Pleasant View Home conveyed the parcel to the state in 1975. In 1984, the buildings were leased as office space to the city of Concord, which housed its welfare department on the site until last fall.

Connor said the city paid just $1 to lease the offices and was responsible for utilities and maintenance. The property has never held state offices.

“It would have needed a lot of renovation, and it wasn’t central to where we are,” Connor said.

The state advertised for interested buyers and received two offers: one for $900,000 from Dartmouth-Hitchcock and one for $425,000 from a developer. Connor said his department simply selected the largest offer, and did not inquire about plans from either party.

“We were really looking for the best return for the state,” he said.

If the purchase-and-sales agreement is approved today, Doyle said he hopes to close on the sale next week and will continue looking at uses for the property. Dartmouth-Hitchcock Clinic already owns 28 acres at 251-253 Pleasant St.

“This directly abuts (the existing clinic) and allows any of our services to expand for the convenience of our patients,” he said.

Today’s Executive Council vote will include paying 6 percent commission to the Norwood Group Inc. for real estate brokerage of the sale.

Must be nice to have cash to throw around like this Concord Hospital.

You cant get cell or Wifi reception in lower level of Dart Hitch - skip going there. However, I am quite sure the low information democrat voters love reading People Magazine while they wait.
