NH median single-family home price not slowing down

New Hampshire’s housing market has recorded median home sale prices exceeding $500,000 for the seventh consecutive month.

In September, the median sales price for a single-family home was $520,000, a new high for the month and a 6.5% rise from September 2023, which was $488,250, according to the New Hampshire Association of Realtors.

Supply still remains tight, even though the number of single-family homes for sale has increased – 2,430 for sale at the end of September, a 22% increase from last year.

However, it’s still about 9,000 fewer than were on the market a decade ago. That’s just a 2.4 months’ supply, the association said, referring to how long it would take to sell off the current stock at the most recent pace of sales.

Five to seven months is considered a balanced market – October 2016 was the last time the state had as much as a five-months’ supply.

In Merrimack County, the median sales price dropped to $490,000, down from $510,000 in August, but still 7.1% higher than the $457,500 from September 2023.

In Concord, the median sales price dropped to $439,950, a 5% decrease from September 2023, which was $463,000. However, the median list price was up 18.4% to $450,000 versus September 2023 with $380,000.

In neighboring Bow, the median sales price also dropped compared to last year – $680,000 in September 2024 from $720,000 in the prior year.
