Bow planning board hears preliminary plan for industrial site expansion

A conceptual consultation for a proposed industrial development that would bring six 35,000 square-foot buildings to 75 Dow Road in Bow was conducted Thursday night.

The plan was presented to the Planning Board by Timothy Bernier, the president of T.F. Bernier Incorporated, a land use planning and development consulting firm.

The new space, owned by Amber Bow Associates LLC, would provide approximately 206,700 square feet of useable industrial space for organizations to rent out. They would contain high bay space, as well as office space and a mezzanine.

Thursday’s concept contained four phases, with the initial phase including the establishment of two of the six buildings. The remaining facilities would be built up over time, as Bernier believes constructing them all at once would not be feasible monetarily.

“There’s quite a bit of infrastructure that goes into this, so phasing it is kind of a logical step,” Bernier said.

There are currently four 12,000 square-foot industrial buildings on the site, as it already houses U.S. Silt and Site Supply, N.H. Bindery, among others.

The town water lines will need to be extended for these buildings to function, as a new septic system is being proposed. They are planning to do away with the wells they currently rely on.

“What we’ve talked back and forth about is how the waterway extension is moving forward and most likely there’ll be some sort of development agreement if this project moves forward,” Director of Community Development Matt Taylor said. “There will be a development agreement related to the water and who has what responsibilities and that will get voted on with the town.”

Bernier also stated that there will be a traffic test done, as there are preliminary talks of widening the turning lane that connects onto Dow Road with the inevitable increase in industrial vehicle traffic.

Discussion on plans for a new residential subdivision in Bow that would create 17 new homes on a 65-acre wooded lot that currently holds a section of maintained snowmobile trail will continue at the next Planning Board Meeting on May 19.

The cluster of single-family homes would include a new road and cul-de-sac connecting Page and White Rock Hill Roads.
