Rollins Court is a Pocket Neighborhood at the former location of St. Peter’s Church on North State Street nestled in the heart of Concord.

Jon Chorlian a noted local developer chose to develop using his law background together with doing something he loved! Over the past decade, he developed several residential condominium conversions of large, historic homes in Concord’s West End, worked together with a large Concord developer with commercial projects, such as the Smile! and Love Buildings.

He also completed an ambitious project with the conversion of the former Sacred Heart Church into condominium units.

Chorlian chose this North State Street site like his previous residential projects starting with an easy, walkable location to Concord’s great downtown. His focus of his pocket neighborhood design was to put in place the physical pieces that encourage the development of a strong community and the emergence of new rewarding and supportive friendships among neighbors. The eight original homes sold out quickly in Circa 2020 by Chorlian.

The term “pocket neighborhood” was introduced by architect Ross Chapin who literally wrote the book on them. A pocket neighborhood is a cluster of small to medium-sized homes organized around a shared outdoor space, which is often a beautiful landscaped central green and gardens. This unit that is being offered has never been fully lived in since 2020 and is obviously in like-new condition and represents the first publicly offered home at Rollins Court through the organized real estate community.

This cottage for sale is Unit 4 and like the others, includes approximately 1,800 square feet, 3 bedrooms and 2.5 baths. Bedrooms are located on both floors, open concept well-appointed kitchen/living/dining space. The living room features a gas fireplace and built-ins and has a delightful front porch, central air, and generous storage, plus a full basement which some owners have finished. Attached is a two-car garage.

Rollins Court has community gardens and a neighborhood patio, all well-landscaped.

Diana and I are extremely proud to offer this lovely cottage home and invite your personal inspection. We are also quite proud of our continuous offering of quality homes beginning with Wiita Family Realty, now Better Homes and Gardens/The Masiello Group since 1970 at our familiar central location adjacent the State House on 4 Park Street, Concord.
